Fuel

Gas or electric comes down to what the house already has.

The unit in the photo burns gas. You can see the yellow flex line rising to it from below, which is the usual setup when a gas line already runs close to the wall where the heater will hang. Gas units make a lot of hot water quickly and ask very little of your electrical panel, so in a house with gas nearby they tend to be the easy call.

Electric tankless is a real option too, in the right house. The catch is current. A whole-house electric unit pulls hard while it runs, and plenty of established Kaneohe homes have a panel that was never built to carry that load on top of everything else. Before we recommend one, we open the panel and see what is left. If the honest answer is a service upgrade, you should hear it on the first visit, long before anyone is halfway through the job.

A one-bathroom household and a family of five with two showers going before school are different problems. We walk the house, look at the gas, the panel and the old tank, then lay out the paths that make sense with a price for each. You pick. That also means we will tell you when a tankless is the wrong fit: if the gas run would be long and the panel is already full, a good tank heater may serve you better. Outside on the stucco, or inside the garage.

An outdoor model mounts on an exterior wall and vents out of its own cabinet. That keeps combustion outside the living space and frees up the floor where a tank used to stand, which is the main reason people pick one.

The tradeoff on the windward side is the air. Kaneohe stays green because it stays damp, and humid air works on any metal left outdoors. We mount the unit up off the ground, seal every wall penetration, and choose fittings and a gas connection that hold up to moisture. A quick look at the cabinet and the connections once a year catches corrosion while it is still small.

An indoor unit goes in a garage or a utility closet and needs its own vent run to the outside, plus open space around the cabinet for air and for service. Some closets that fit a forty-gallon tank lack the room or a usable outside wall for that vent. We measure before we promise anything.

Wherever it hangs, a gas unit’s exhaust has to stay clear of windows, doors and the neighbor’s lanai, and the cabinet needs space in front so the next plumber can open it. The maker’s manual sets those distances. We read it for your model, mark the wall, and only then drill.

Sized by the showers that run at the same time.

Tanks are sold by gallons. A tankless heater is rated by flow, meaning how much hot water it can make each minute while water moves through it. So the question we ask is about your busiest morning: what is running at once? Two showers and a kitchen sink call for more heater than one shower and a dishwasher.

Undersize it and the second shower goes lukewarm the moment the first one opens. Oversize it and you paid for capacity that never gets used. We count fixtures and ask about soaking tubs and big rain heads, which drink more water than most people expect.

Sequence

What install day looks like.

Four stages in order, and you know what is happening at each one.

Old tank out

Water and gas get shut off, the old tank is drained, and the lines that fed it are capped. It leaves the house with us, and the corner it stood in is open space again for shelves or storage.

New unit up

The heater goes on the wall level and secure. Hot and cold connect, the gas line is checked against what the burner needs, and the vent or outdoor cabinet is set to the maker’s clearances.

Valves for later

Below the unit we add isolation valves with flush ports on both sides. A plumber can close off the heater and pump descaler through it without cutting a single pipe, which is how a tankless keeps its output.

Fired and tested

We purge the air, light it, run every hot tap in the house and check the gas joints for leaks. Then we show you the controls, the temperature setting and where those valves sit.

Frequently asked questions

Is a gas or electric tankless heater better for my house?

It depends on what the house already has. If a gas line runs close to where the heater will hang, gas usually wins on output. Electric works when the panel has room to spare for a heavy load. We check both before recommending either, and you get a price on each path.

Can a tankless unit live outside in Kaneohe’s humidity?

Yes, outdoor models are built for it, though damp windward air is hard on exposed metal. We mount the unit up off the ground, seal the wall penetrations and use connections suited to moisture. Look over the cabinet and fittings once a year, and call us if rust starts showing.

How do you figure out what size I need?

We ask what runs at the same time on your busiest morning: how many showers, whether a tub fills while someone else showers, and what the kitchen and laundry pull. Tankless units are rated by how much hot water they make per minute, so that peak is what we size to.

What are the valves you put under the heater for?

They are isolation valves with flush ports. Closing them cuts the heater off from the house so a plumber can pump descaler through it and rinse out mineral buildup without cutting pipe. Leaving them out saves a little on install day and costs more every time the unit needs a flush.

Will I get hot water at the tap faster?

Usually not, and we would rather say so up front. Hot water still has to travel from the heater to the faucet, and a tankless unit takes a moment to fire. What changes, when it is sized right, is that hot water no longer runs out halfway through the third shower.

What happens to my old water tank?

We drain it, shut off and cap the water and gas that fed it, and carry it out of the house. The spot where it stood becomes open floor, which in a small garage or utility closet is often the part homeowners end up liking best.
