Kapolei tanks are hitting their age all at once.
The Villages of Kapolei went up through the nineties, and the water heaters that went in with those houses have been quietly working ever since. A lot of these homes are on their second unit already, which is why so many west side calls start the same way: lukewarm showers, a rumbling sound from the closet, or a puddle nobody wants to look at.
Newer subdivisions toward the makai side have a different story. Hawaii requires solar water heating on new single-family construction, so those houses came with panels on the roof and a solar storage tank below. Pumps wear, sensors drift, and the storage tank ages like any other tank.

What the island does to a tank
Salt air, hard water, and the rod nobody checks.
Two things shorten a water heater’s life out here. The first is scale. Mineral drops out of the water every time the tank heats and forms a crust over the burner or the element, so the unit runs longer for less result. The popping you hear is steam pushing up through it.
The second is corrosion. Salt carries in on the trade winds and works on everything metal. Inside the tank, the anode rod is designed to corrode first so the steel lining does not. When it is gone, the tank starts eating itself.
So when we put a new unit in, we talk about the rod before we leave. It is a cheap part on a schedule that can add real years to an expensive appliance, and telling you about it up front is the sort of thing John built this company to do.

Then you get a price, and it is the price. The old unit gets drained, disconnected, and carried out. The new one goes in level and strapped, relief line routed where it should go, venting and clearance checked. We fill it, purge the hot side, fire it, and watch it come up to temperature.

My Kapolei house came with solar water heating. Can you work on it?
Yes. We see them constantly on the Ewa plain. We service the tank, the pump, the sensors, and the backup element, and when the storage tank ages out we replace it and reconnect the roof loop.
How long does a water heater last out here?
Plan on ten to fifteen years, the low end if nobody has changed the anode rod. A lot of the Villages of Kapolei homes are on their second or third unit by now.
Is a heat pump water heater worth it in my garage?
Often yes, if the garage has room and airflow. It needs clearance and a condensate route, so we look at the space first and tell you straight whether it fits.
Do you take the old unit away?
Yes. We drain it, pull it, haul it off, and leave the closet or garage corner clean. That is part of the install, not a line item you find out about later.
Will the new unit be installed to code?
