Why Your Water Pressure Dropped, in the Order We Check It
Every weak-pressure call splits on one question: is it one fixture or the whole house? One fixture is almost always a clogged aerator, a tired cartridge or a half-shut angle stop under the sink. The whole house points at a pressure regulator, a valve somebody left partly closed, old galvanized pipe closing up from the inside, or a leak. And how it happened matters as much as what it is. Slow decline over years is usually pipe or a regulator wearing out. A drop you can date to a Tuesday is usually a valve or a leak, and that one is worth a call.
Nobody calls a plumber the first week their shower gets weak. They adjust. They stand closer to the head, they run one thing at a time, they mention it to a neighbor. Six months later somebody visits and asks what is wrong with the water, and that is usually when the phone rings.
The good news is that a pressure problem is one of the more logical things in plumbing. It has a small number of causes and they can be sorted in order, largely without tools. Here is how we work through it, so you can get a fair way down the list before anybody comes out.
The fork in the tree: one fixture or all of them
Walk the house before you do anything else. Run the kitchen sink hot and cold separately, then a bathroom sink, then each shower, then the tub. You are answering one question: is everything weak, or just some things?
That answer splits the whole problem in half and it saves real time. If one shower is weak and everything else is strong, nothing is wrong with your house. Something is wrong with that shower, and the search area is a few feet wide. If every fixture in the house is soft, the problem is upstream of all of them, somewhere between the street and where your pipes branch out.
There is a third answer that is worth catching. Sometimes the hot side is weak everywhere while the cold is fine. That points at the hot water system rather than your incoming supply, usually the shutoff on top of the heater or scale narrowing things on the hot side.
When it is only one fixture
Start at the tip. The aerator on a faucet or the face of a showerhead collects mineral grit, and on our water it does it steadily. Unscrewing it and looking is a two minute check, and if the screen is packed the answer is right in your hand. If the aerator is clean and that fixture is still weak, look under the sink. Every fixture has angle stops, the small oval or football-shaped valves on the supply lines. They are meant to be all the way open or all the way closed, and they get bumped by storage bins, or somebody turned one down and never turned it back. Turn each counterclockwise until it stops. Do it gently on an old valve, since a stop that has not moved in twenty years can start weeping when you disturb it.
Still weak? Then it is the cartridge or the valve body, especially if the handle also feels stiff or the temperature will not blend the way it used to. And if it is one bathroom rather than one fixture, meaning the sink, shower and toilet in the same room are all soft, then there is a branch line feeding that room and something is wrong with it. That is where it stops being a homeowner job.
Whole-house weak: start with the valves somebody touched
When the entire house is soft, the first thing we ask is what happened recently. New water heater, a repair, a remodel, an irrigation system installed, a neighbor’s work on a shared line. Anytime somebody shuts water off to work, a valve gets closed and then reopened, and reopened does not always mean all the way.
This is a genuinely common answer and it costs nothing to check. Gate valves, the kind with a round wheel handle, are the usual culprit, because they can be nine tenths closed and still look untouched from across the room. Ball valves are easier to read since the lever should sit in line with the pipe. Check every valve in the chain, and a house-wide problem that appeared within days of somebody working on your plumbing is a valve until proven otherwise.
Since a previous post covered the shutoff and where to find it, we will not walk through that here. Look at every valve you can find in the water path and confirm each one is fully open.
The regulator is the part most people have never heard of
Many West Oahu homes have a pressure reducing valve, a PRV, on the incoming line. It is a bell-shaped or bulbous brass fitting, usually near where the water enters the house or close to the meter, and it often has an adjustment screw with a lock nut on top.
It exists because the pressure in a municipal main can be higher than what a house should run at, especially where terrain and system design put extra head on the line. Household plumbing, fixtures, appliances and water heaters are built for a moderate range, and a PRV knocks the incoming pressure down to something safe and holds it there.
Regulators wear out. There is a diaphragm and a spring inside, both of which have a service life, and salt air and mineral water shorten it. When one fails it can go either direction. Fail closed and you get exactly the complaint that brought you here: every fixture in the house soft, no matter what you do. Fail open and you get the opposite problem, which people rarely report because strong water feels great, right up until a supply line bursts or the heater relief valve starts weeping.
Two tells worth knowing. If your pressure is weak everywhere but gets noticeably better late at night, that is often a regulator struggling with the demand curve. And if the house makes a banging or hammering noise when a washing machine or dishwasher valve snaps shut, that is worth mentioning, because it changes what we suspect.
A homeowner can find a PRV. Adjusting one is a different matter, since turning the screw with no gauge on the system is guessing, and there is a real ceiling you do not want to cross. That is where measurement replaces opinion.
When the pipe itself is the restriction
In the older parts of Ewa, Waipahu and Honolulu, plenty of houses were plumbed in galvanized steel, and that pipe narrows from the inside as it ages. We have written about what older West Oahu homes are carrying in detail, so the part worth adding here is how it behaves specifically as a pressure complaint.
It is the one cause on this list that produces a very particular pattern: static pressure that measures perfectly normal, and flow that falls apart the moment you ask for any volume. The gauge says the house is fine. The shower says otherwise. That combination is close to a signature, because pressure at rest does not care how narrow the channel is, while anything moving does.
The second pattern is where the weakness sits. Narrowing gets worse with distance and with every fitting the water passes, so the far end of the house and the upstairs fixtures go soft years before the ones near the entry point. If your kitchen is fine and the back bathroom has been slowly dying, that geography is a clue in itself.
Cleaning it out is not a real option, since the pipe wall behind the scale is thin. That makes it the one item here where the answer is replacement rather than repair, and it is worth knowing that before somebody sells you a bigger regulator to compensate.
Is it your house or the street side?
Before assuming the problem is inside your walls, it is worth isolating which side of the meter it lives on.
The cheapest test costs a phone call. Ask a neighbor on your street whether their pressure changed too. If three houses in a row went soft the same week, that is a supply-side issue and the Board of Water Supply is who to talk to, not us. Main work, a valve adjusted in the system, or a break somewhere can all do it.
If your house is the only one, the problem is on your side, which includes the service line running from the meter to the house. That buried run is easy to forget about. A crushed or partially collapsed service line, or a leak on it, drops pressure at every fixture at once and gives no sign indoors.
Slow decline versus the drop you can date
How it arrived tells you nearly as much as what it feels like.
A decline you cannot pin down, where you only realize in hindsight that the shower used to be better, is a wear pattern. Pipe narrowing, a regulator gradually failing, scale accumulating on the hot side. Real, worth fixing, not urgent.
A drop you can put a date on is different and deserves more attention. If pressure fell off in a single week and nobody worked on your plumbing, one of the possibilities is that water is escaping somewhere before it reaches your fixtures. A line losing water under the slab or out in the yard takes pressure with it, and a slab leak has its own set of warning signs worth reading if that timing matches your house. Check the meter with everything off. If the flow indicator is turning, water is going somewhere, and a sudden pressure drop plus a moving meter is a call to make today rather than next month. What a pro measures that you cannot
Everything above is observation, and observation gets you a long way. What it cannot give you is a number, and pressure problems get solved with numbers.
We put a gauge on the system, usually at a hose bib or the laundry connection, and read static pressure with nothing running. That single reading separates a supply problem from a house problem immediately. Then we open fixtures and watch what the pressure does under load, because a system that reads fine at rest and collapses the moment two taps open is telling us about a restriction rather than a supply shortage. Static pressure and working pressure are two different facts and the gap between them is where the answer usually sits.
We also measure flow rather than pressure, timing a fixture into a container, since a house can hold decent pressure and still deliver poor volume, which is exactly the signature of narrowed pipe. We read pressure on both sides of a regulator to see whether it is actually doing its job. We isolate sections with valves and re-measure, which tells us which branch has the restriction instead of guessing. And on a hot-side complaint we compare readings before and after the heater.
None of that requires opening a wall, and it usually takes under an hour. At the end of it we can tell you whether you are looking at a cartridge, a regulator, a valve or a repipe, and roughly what each of those means. Questions we get about this
Can I just turn my regulator up?
You can turn the screw, but without a gauge on the line you are guessing, and too much pressure quietly damages supply lines, appliance valves and the water heater relief valve. If the regulator has actually failed, adjusting it does nothing anyway. Measure first, adjust second.
My pressure is fine until somebody starts the shower, then the kitchen dies. What is that?
That is a volume problem rather than a pressure problem. Static pressure can look healthy while the pipe cannot deliver enough water for two fixtures at once. Narrowed galvanized lines are the classic cause, and undersized supply lines to an added bathroom do it too.
Does a water filtration or softening system reduce pressure?
It can, and a neglected one definitely will. Any treatment device puts media in the water path, and when a cartridge is past due or a softener bed is fouled it becomes a restriction. If your pressure fell off and you own one of these, check its service history before suspecting your pipes.
How do I know if my house has galvanized pipe?
Look at exposed pipe where it enters a water heater, under the house if you have access, or at the meter connection. Galvanized is dull gray steel with threaded fittings, where copper is reddish-brown and plastic is white or beige. Build year is a strong hint too, and we can usually tell in a minute or two on site.
Everything got weak at once and nobody touched anything. What now?
Check your meter with every fixture off. If the flow indicator moves, water is leaving the system somewhere and that gets attention now. If the meter is still, look at the regulator and the main valve next. Either way a house-wide drop with no explanation is worth a same-week call rather than living with it.
